Section 125 of the Strata Schemes Management Act 2015, that allowed the Owners Corporation to deal with the disposal of goods left on common property, including vehicles was repealed. This means the Owners Corporation now have to act in accordance with the Uncollected Goods Act 1995.
How do we remove items dumped on common property?
As always, a good by-law is recommended. The by-law should reflect the Uncollected Goods Act which requires:
14 days’ notice to be given of intention to dispose of goods valued at less than $1,000
28 days’ notice for items valued between $1,000 - $20,000
A tribunal order for items over $20,000
